The smart way to rent your home. Tenants are at the heart of everything we do and the Lets So Simple difference starts from the moment we speak to you. Looking for a home isn't always easy. You're busy and you may not have the time to trawl through hundreds of properties on Rightmove or Zoopla. With our pre-match process, it allows you to get matched to properties that is suitable for your budget and requirements. Simply register with us below. Once completed, you will work closely with one of our agents to find you a suitable match, often before a property gets listed.

We understand that every person is an individual and that great tenants come from all walks of life. We focus on behaviour, can you afford the rent, pay on time and fulfill your obligations as a tenant (taking care of the property). 

We want to get to know you and have your best interests at heart as we begin the process of finding you a home. Throughout the home matching process, we'll work in partnership with you, remaining accessible and fully engaged.

The renting process overview

Our renting process at Lets So Simple is probably a little different than what you're used to. 1. Register your details with us The process starts with you registering with us using. Simply tell us what you're looking for and provide your basic details. 2. Pre-screening checks Once registered, one of agents will give you a call to discuss in a bit more detail about your requirements and conduct our pre-screening checks. You'll probably find we ask more information that other agents, but this is all in the interests of really getting to know you, your needs and requirements, then matching you to the right landlord and property. 3. Home search Once we've found something suitable, we'll send the property particulars and arrange a viewing for you. 4. Attend viewing Simply attend a viewing to get a feel for the property and ask any questions you may have. 5. Feedback request We'll ask you for feedback, how you thought the viewing went and if you would like to proceed with the property. 6. Application process No need to pay a holding deposit. Our pre-screening checks act as your commitment to proceed with the property (if you wish to). Each adult occupier (over the age of 18) will complete an application form online. We'll then quickly complete the referencing process contacting your current employer and landlord (or letting agent) to verify the details that have been supplied during the pre-screening stage. Once the checks are completed to our satisfaction and the tenancy documentation issued, the balance of the security deposit will then be due immediately (if one is required), and the first month’s rent is payable 3 working days prior to the tenancy start date so that we can ensure we have cleared funds ready for key handover. 7. Attend check-in Once we have received your 1st month's rent (security deposit if required) and signed tenancy agreement, we'll make arrangements for your check in day. We'll then issue a handover between you and your new landlord.

What's involved the pre-screening checks?

Our pre-screening checks are like a CV, but for tenants. Think of a recruitment agency conducting brief checks on you and checking out your CV before sending you off for an interview. It's kind of the same thing with us, but for property lettings. The aim of our pre-screening checks is to determine who you are and what you can afford (your financial suitability). We can then search for a home based on your requirements and affordability which means you'll get a head start above other tenants. We will verify the following:

  • Full name and date of birth
  • Address
  • Credit history (a soft credit check is performed without affecting your credit score).
  • Identity check
  • Your employment details
All of which is done in a matter of minutes over the phone. Ultimately, this approach speeds things up so you can get the keys to your new home sooner.

Are there any fees involved in the pre-screening checks?

No, we do not charge our tenants for the pre-screening process. It's completely free.

Do I have to provide any documents during the pre-screening stage?

No, all of our pre-screening checks are conducted over the phone. We simply ask you questions and you answer them honestly.
We've designed this process to give us the information we need as a letting agent, but making it as simple as possible as a tenant.
