With our pre-match process, it allows you to get matched to a property that you will be pre-accepted for based on your requirements and suitability.

What is involved the pre-screening checks?

Our pre-screening checks are like a CV, but for tenants. Think of a recruitment agency conducting brief checks on you and checking out your CV before sending you off for an interview. It's kind of the same thing with us, but for property lettings. The aim of our pre-screening checks is to determine who you are and financial suitability. We can then search for a home based on your requirements and affordability which means you'll get a head start above other tenants. The checks include the standard information letting agents tend to ask over the phone prior to a viewing, plus the following information:

  • Identity check (matched addresses, full name, date of birth)
  • Credit check ( a soft credit check is performed to determine your credit score and credit history). This DOES NOT affect your credit file.
These questions are completed over the phone in a matter of minutes. Ultimately, this approach speeds things up so you can get the keys to your new home sooner.

Are there any fees involved in the pre-screening checks?

No, we do not charge our tenants for the pre-screening process. It's completely free.

Do I have to provide any documents during the pre-screening stage?

No, all of our pre-screening checks are conducted over the phone. We simply ask you questions and you answer them honestly. We have designed this process to give us the information we need as a letting agent, but making it as simple as possible as a tenant.

Renting process overview

The process at Lets So Simple is a little different than what you are used to. It might seem a bit daunting, but remember we’re here to help good people rent good properties. 1. Start your search - select your ideal home that you wish to rent OR register with us, tell us what you are looking for, and we will search the market for the most suitable match from a selection of properties. 2. Initial pre-screening - before we can arrange a viewing, you will be asked to complete our pre-screening checks over the phone. This includes a soft credit check and identity check to determine your suitability and what level of rental deposit and/or guarantees will be required. It only takes a few minutes to complete over the phone. Once completed we will arrange a suitable time for a viewing. 3. Once you have viewed the property, you will need to complete a Tenant Application Form. (All adult occupiers over the age of 18 will need to complete a seperate application form). 4. Once we have received the above application form(s), we will request your employer and previous landlord/letting agent contact details. 5. You are then due to pay your holding deposit (equivalent to one weeks rent) to secure the property. This payment will be made via bank transfer. 6. Once we have received your holding deposit and application forms, a move in date will be agreed and you will then be submitted into referencing, which are carried out in-house. 7. Whilst your referencing checks are underway you will need to provide specific ID and present this to the landlord on the day you move in. We will provide you with an acceptable list of documents. These must be original copies. 8. If you pass referencing checks, we will confirm this to you. Your ID will then be used to carry out Right to Rent Checks, as required by law.
9. If you do not pass referencing, we will review this with the landlord. It may be the case that you can obtain a guarantor or pay rent upfront. If you have failed referencing through something that was not disclosed to us on the application, then your holding deposit is not refundable. 10. We will confirm to your new landlords that you have passed referencing and will confirm a move in date with both parties. 11. You will be provided with your tenancy agreement to read through and sign electronically. 12. We will contact you approximately a week before move in date to let you know how to pay your 1st month's rent and security deposit and to book your check-in date. 13. The first month’s rent is payable prior to the tenancy start date so that we can ensure we have cleared funds ready for key handover. 14. You will attend the property to collect your keys. We will then handover between you and your landlord.

What is the difference between referencing checks and pre-screening?

It's simple. Pre-screening checks = Takes place BEFORE a viewing - to make sure you are suitable for the property. Referencing checks = takes place AFTER a viewing has been conducted and you wish to proceed with the property. Pre-screening checks speeds up the referencing process as we'll only need to contact your employer and previous letting agent/ landlord.
